What Real Estate is and what drives its earnings

What it includes. Almost all REITs: companies that own rental property and pay out most of what they earn. Every kind is here: logistics warehouses, apartments, offices, shopping centers, cell towers, data centers, self-storage, senior housing and hospitals, hotels and casinos, even timberland. A few real-estate services firms complete the sector.

What drives its earnings. Rents and occupancy, which follow the economics of each property type (e-commerce for warehouses, remote work for offices, artificial intelligence for data centers), and interest rates, which raise their financing costs and lower the values at which buildings are appraised.

A word on P/E. A REIT depreciates its buildings on the books, which cuts reported earnings even if the property holds its value. That is why this sector's P/E looks high and says little: the sector itself is measured by FFO (earnings plus depreciation), which this page does not publish.

The classification is the one used by this site's data provider, similar to but not the same as GICS, S&P's standard: this sector roughly matches "Real Estate". Counts may therefore differ from other sources.
